The House

* La Hutellerie is a large classic country house over a hundred years old and although situated in a village it is secluded being set in over an acre of mature garden with impressive 100ft trees. A 10ft wall at the bottom of the garden offers privacy from the road, the house being accessed by a private driveway. Much of the garden is lawned and suitable for children to play in, alternatively it is large enough for adults to find a private spot for sunbathing or a quiet place to read a book and unwind with a glass of local Bourgeuil wine.

Forming a backdrop to the house is Rochecotte forest, which extends for miles. The rural setting therefore means that wildlife is plentiful and it is not uncommon to see woodpeckers, jays, nightingales and buzzards. There are numerous pathways in the forest where one can occasionally spot deer and wild boar.

During the Second World War the house was occupied by the French Foreign Minister and the world famous ‘Treaty of Versailles’ was stored there for safekeeping. With the arrival of the German army in the village this historic document disappeared. Who knows it may still be hidden n the grounds of the house!

The ground floor [total living area 130 sq.metres 1,400 sq.ft.] accommodation comprises:

Entrance hall [13sq. metres] The front door, opens on to an entrance hall with a lounge on the left and a sitting room on the right
Lounge / dining room [56 sq.metres] A large impressive room with attractive 16th century fireplace. Furnished with antiques the lounge contains an oak refectory table, which can seat 10 people. It is tiled throughout and has a door leading to the kitchen and another door leading to the old cottages which are used for storage purposes only.
Sitting Room [40 sq.metres] A large stylish room with two sets of south facing french windows overlook the garden. The sitting room also contains antique furniture.
Kitchen [14 sq. metres] Fitted with an electric oven, large fridge freezer, microwave, dishwasher and washing machine, the kitchen is well equipped, and through french windows lead to the kitchen courtyard garden.
